NSW League Table - DCP Page Count
You may have heard about a new “league table” ranking NSW councils’ DA assessment timeframes. At PropCode we’re debuting our own League Table for a similar hindrance on NSW property projects - DCP page count - with one DCP far surpassing all others.
What is a DCP?
Every NSW property project that seeks approval as a normal development application (DA) must comply with rules in the Development Control Plan accompanying the Local Environmental Plan. A DCP can say just about anything the Council wants, as long as it doesn’t contradict the LEP.
The more details Council would like to control, or the more separate precincts there are, the longer the DCP grows. Some DCPs have over 50 individual chapters which can be organised by a wide variety of topics, zones, land uses, and special precincts.

PropCode has gathered all of these DCPs for our platform and counted a grand total of over 75,000 pages across all NSW DCPs. With an average of around 260 words per page, PropCode estimates there are nearly 20 million words in NSW DCPs!

League Table for DCP length
The winner of longest DCP in NSW by total page count is Tweed DCP 2008 at 3,762 pages. This is almost twice as long as the 2nd longest one, Sutherland Shire DCP 2015.
The shortest complete DCP in NSW, Warren Shire SCP, is a whopping 7 pages long!
